Inground Pool Cost Calculator & Price Guide
Typical project cost
$45,000 – $75,000
A typical inground pool project costs $45,000 – $75,000 installed, according to Thursday Pools. Pool material and size account for most of the difference between quotes.
An inground pool is priced as a construction project. The quote covers excavation, the pool shell or liner, plumbing, filtration, and basic finish work around the edge. What you choose for the shell, vinyl liner, fiberglass, or concrete (often called gunite or shotcrete), sets the starting point. Size, site conditions, and extras such as decking and fencing build on it.
The figures below come from pool builders' published guides, checked on Oct 11, 2026. Use them to set a budget range before you ask builders to visit your yard.
Inground Pool Cost by Material
Each material has its own installation method and long-term costs. Two builders' ranges are shown side by side so you can see where they agree and where they differ.

Vinyl Liner
A vinyl pool has a frame of steel or polymer walls with a flexible liner fitted over a sand or grout floor. It usually has the lowest upfront cost and can be built in almost any shape. The liner is soft underfoot but can tear, and it has to be replaced from time to time.
Fiberglass
A fiberglass pool arrives as a one-piece shell made in a factory and is set into the excavated hole. Installation is fast once the site is ready. The smooth gelcoat surface resists algae, which helps keep maintenance lower. Shapes and sizes are limited to what manufacturers make, and very large shells may not be able to reach yards with tight access, since they travel by truck and are set by crane.
Concrete (Gunite or Shotcrete)
A concrete pool is built on site: crews form steel rebar in the hole and spray concrete over it, then finish the surface with plaster, aggregate, or tile. It allows any shape, depth, or size and suits custom designs. It takes the longest to build, costs the most to maintain, and its interior surface will eventually need resurfacing.
Inground Pool Cost by Size
Size drives cost through excavation, materials, and the amount of equipment needed to filter and heat the water.
Installed cost by pool size
| Item | Typical range | Relative price range |
|---|---|---|
| Small pool (up to 12 x 24 ft) | $35,000 – $50,000 | |
| Medium pool (14 x 28 to 16 x 32 ft) | $50,000 – $75,000 | |
| Large pool (16 x 40 ft or larger) | $75,000 – $120,000 |
A medium pool is the most common choice for family use. Going up a size often costs more than the shell alone, because larger pools need more decking, a bigger pump and filter, and more energy to heat.
Pool Cost Calculator: Building Your Estimate
You can turn the tables above into a working budget in a few steps.
- Pick a size class from the size table. That gives the base installed range.
- Check the material table and adjust. Concrete tends to fall at the higher end of a size range and vinyl at the lower end.
- Add the site work your yard may need. Rocky soil, a high water table, a slope that needs a retaining wall, or narrow access for equipment all raise excavation costs.
- Add the features you want that may not be in a basic package: a heater or heat pump, an automatic cover, lighting, a larger deck, a water feature, or landscaping.
- Add required items. Most local codes call for a safety barrier or fence around the pool, a building permit, and electrical inspections.
- Set aside a contingency for surprises found during excavation.
The result is a planning range, not a quote. A builder needs to see your yard to price excavation, access, and drainage.
Annual Maintenance Cost by Material
Upfront cost is only part of the comparison. Materials differ in how much ongoing care and chemistry they need.
Annual maintenance by pool material
| Item | Typical range | Relative price range |
|---|---|---|
| Fiberglass | $500 – $1,500/yr | |
| Vinyl liner | $1,000 – $2,000/yr | |
| Gunite | $2,000 – $4,000/yr |
Concrete's porous surface gives algae more places to grow, so it usually needs more chemicals, brushing, and filter time. Fiberglass has the smoothest surface and generally the lowest upkeep. Vinyl falls in between. Electricity for the pump, heating, opening and closing the pool each season in colder climates, and higher homeowners insurance premiums add to the yearly total.
Liner Replacement and Resurfacing
The larger recurring costs come years after the build.
Liner replacement and resurfacing
| Item | Typical range | Relative price range |
|---|---|---|
| Vinyl liner replacement | $3,000 – $7,500 | |
| Gunite resurfacing | $6,000 – $15,000 |
Vinyl liners fade, wrinkle, and eventually leak, and replacement means draining the pool and fitting a new liner. Concrete pools need the plaster or finish redone when it becomes rough, stained, or cracked. Fiberglass shells do not have a liner to replace, though the gelcoat can fade or blister over a long period. Factor these into a long-term cost comparison rather than looking at the installed price alone.

Both builders cover similar upper limits, but their lower figures differ. One may include smaller, simpler vinyl pools in its range, while the other may price a more complete package. Builders also sell in different regions, and labor, permit fees, and soil conditions may push prices in one area well above another. Ask every builder what the quote includes, from excavation and dirt haul-off to decking, fencing, and startup chemicals.
Pool Safety and Permits
Most cities and counties require a permit for an inground pool, and many set rules for fence height, self-closing and self-latching gates, and alarms. Requirements differ by state and locality, so confirm them with your building department before you sign a contract. The U.S. Consumer Product Safety Commission publishes pool safety guidance for homeowners at poolsafely.gov. Some insurers also have their own conditions for pools, so call your agent early.
Frequently asked questions
How much does it cost to install an inground pool?
A typical inground pool project costs $45,000 – $75,000. Small, simple vinyl pools can cost less, and large custom concrete pools can cost well over that range.
What is the cheapest type of inground pool?
Vinyl liner pools usually have the lowest upfront cost, at about $25,000 – $65,000 according to Thursday Pools. Remember to budget for liner replacement over the pool's life.
Is a fiberglass or concrete pool more expensive?
Concrete typically costs more to install and to maintain. Concrete installs run about $50,000 – $120,000 in one builder's figures, versus $45,000 – $100,000 for fiberglass.
How much does a small inground pool cost?
A small pool, up to about 12 by 24 feet, typically costs $35,000 – $50,000 installed. Site conditions and features can still move the price.
What does an inground pool cost to maintain each year?
Expect about $500 – $1,500/yr for fiberglass, $1,000 – $2,000/yr for vinyl, and $2,000 – $4,000/yr for gunite. Those figures come before electricity and seasonal opening and closing.
