Office Space Cost: Startup & Ongoing Costs

Updated  4 sources

National average office rent

$32.55/sq ft

Office rent is quoted per square foot, per year, so a 2,000-square-foot suite at a rate of 30 dollars a foot costs 60,000 dollars a year before extras. Landlords sometimes quote a monthly rate instead, so confirm which one you are looking at before you compare listings.

The national figure above comes from Yardi Matrix and reflects the average full-service equivalent listing rate, checked on Oct 13, 2026. Averages hide a wide spread. A Class C suite in a secondary market and a Class A tower in Manhattan can differ by several times, so the tables below break the cost down by building class and by market. Every rate on this page is an annual rent.

Office space cost by building class

Landlords group buildings into classes by location, age, finish, and amenities. The class often explains more of the price than the city does.

Office rent by building class (per sq ft per year)

Item Typical range Relative price range
Class A office $35 – $80/sq ft
Class B office $20 – $40/sq ft
Class C office $10 – $22/sq ft

Source: Upflex: Office space rental rates

Class A buildings are newer, in prime locations, and offer full amenities. Class B buildings are functional and well located but older. Class C buildings are older, with basic finishes and often a suburban or secondary location. A startup or a back-office team may do well in Class B or C. A client-facing firm may pay more for Class A.

Office space cost by city

Markets differ widely. These figures come from different brokers and data providers, so each line carries its own source.

Office rent by market (per sq ft per year)

Item Price
Manhattan $67.36/sq ft
San Francisco $63.84/sq ft
Downtown Chicago $48.88/sq ft
Los Angeles $43.08/sq ft
Houston $30.18/sq ft
Detroit $21.68/sq ft

Manhattan and San Francisco sit at the top of the list, while Detroit is among the cheapest large metros. Treat the figures as market averages. Rents inside one city vary by neighborhood and building, and an average often sits below what a premium building asks.

Extra charges on top of base rent

The quoted rate is not always the full cost. Under a triple-net (NNN) lease, the tenant also pays a share of property taxes, building insurance, and common area upkeep.

Add-on charges (per sq ft per year)

Item Typical range
NNN add-on charges (taxes, insurance, common area upkeep) $5 – $15/sq ft

Source: Upflex: Office space rental rates

A gross or full-service lease bundles most of these costs into one rate. A lower NNN rate can end up costing more than a higher gross rate once pass-throughs are added, so compare the total occupancy cost, not the headline number.

How much office space do you need?

Square footage drives the total more than the rate does. Space needs depend on how many people work in the office at once, whether you use private offices or open desks, and how much room you need for meetings and storage. Measure how many people actually come in before you sign a long lease.

What affects the cost of office space

  • Location. City, neighborhood, and access to transit all move rent.
  • Building class. Class A commands more than Class B or C.
  • Lease type. NNN, modified gross, and full-service leases split costs differently.
  • Lease length. Longer commitments can bring concessions, but they reduce flexibility.
  • Concessions. Landlords may offer free rent or improvement allowances in soft markets.
  • Build-out. A move-in-ready suite costs more per foot than raw space but less to fit out.

Why estimates vary

Sources measure rent differently. One uses listing rates adjusted to a full-service basis, another uses asking rents from brokerage reports, and another gives a range by market tier.

Estimates by source

Item Typical range Price Relative price range

Some figures cover only new listings, while others include older buildings. Timing matters too, because rents shift each quarter. Compare the definition behind each number before you decide which one fits your search.

Questions to ask before you sign

  • Is the rate gross, modified gross, or NNN?
  • What do the operating expenses and taxes add to the base rent?
  • What is the annual rent increase?
  • Are free rent or improvement allowances available?
  • What are the renewal and sublease terms?

A commercial real estate attorney can review the lease, and a broker who represents tenants can help compare buildings.
